At the buyer's expense, a wood eating insect inspection will be scheduled, if it was not part of the original engineer's inspection. If there is evidence of damage or active infestation, the seller is generally responsible for repairs and treatment. In addition, a certified bank appraiser will be sent to the home to evaluate property value. This step is critical to secure a mortgage commitment. Again, your LINKS Real Estate Professional will be present to accommodate the scheduled inspection and appraisal.
Once all paperwork is complete and processed, a verbal commitment for the mortgage is issued to the buyer. After careful review by the bank attorney, checking title, survey, and other pertinent material, a written commitment is issued. Attorneys then schedule a closing date and time which is mutually agreeable to all parties. Once set, your LINKS Real Estate Professional will coordinate a convenient time with the buyer and seller for a final walk-through inspection, usually the day of closing, and will handle instructions to the buyers on procedures for scheduling all utility transfers with final readings.
The process from accepted offer to closing takes an average of eight to ten weeks. As far as time on the market before contract, that is the biggest variable. However, our goal is to find an optimal buyer within the first one to three months of listing.
