Offers will be presented to your LINKS Real Estate Professional, who will notify you immediately. Your agent will be present for all negotiations. Although many times first offers are verbal, we request that all offers be in writing and be accompanied by a pre-qualification letter. The ultimate decision to accept or refuse an offer is always yours. We will provide guidance by helping you review the terms of the offer and evaluate the market conditions, activity level and overall interest in the listing.

When you decide to accept an offer, the buyer usually takes the next step with an engineer inspection. If the buyer is going to have an inspection, we ask that it be done within five days of the accepted offer. Your LINKS Real Estate Professional will be present for the inspection and it is not necessary for you to be there. The inspection usually takes from one to three hours. The inspector will be looking for any structural and mechanical issues. Having warranty and other information handy with regard to contracts (i.e. termite control, heating system, etc) will be very helpful. By that time you should already have your real estate attorney selected. Generally your attorney will wait to draw up the Contract of Sale once the engineers inspection is completed. Your attorney will then send the contract to the buyers attorney for their signatures. The contracts, along with the buyer's down payment, are then returned to your attorney for your signature. The down payment will be held in an escrow account. Once there is an executed contract, the buyer can proceed with the mortgage process. Before the contract is fully executed, we will continue to show the property, and even accept back-up offers if the opportunity is presented.
